We are often asked if a Garden Room is a good investment. This study published in March 2024 shows the returns on a variety of improvements you can make to your property, with a Garden Room being one of the most profitable and least disruptive options.

Do I need planning permission?

Planning permission is not needed if your proposed Garden Room complies with Permitted Development Rules. A Garden Room will normally fall under Permitted Development Rules provided the structure is no more than 3 metres high, takes up no more than 50% of your rear garden and is 1 metre away from any shared boundary.

Do I need a building warrant?

A building warrant will only be required if you intend to install a kitchen or a shower in your Garden Room.

Do I need an architect?

No, we complete construction drawings for your garden room. An architect is only needed if your proposed Garden Room requires a building warrant or planning permission. We can advise on this.

Is my garden room guaranteed?

Our roofing system has a 15-year guarantee. Our glazing has a 5-year guarantee. The panel heaters and lighting have a 2-year guarantee. We are a local company and have been designing and delivering Garden Rooms for 10 years. If you have any issues with your Garden Room, we will be there to fix it. What is the typical cost per square metre?

The cost will depend on the size and specification of your Garden Room. We suggest a guide of between £1000 to £1200 per M2 for a fully finished garden room. This includes design, manufacture, delivery, internal finishes and VAT.

How do I pay for my Garden Room?

After the initial site visit, we provide you with a quotation for your Garden Room. We also give you a simple contract which details your Garden Room specification and payment schedule.

20% deposit: Payable on sign off of floor plans and specification.

40% payment: Payable when onsite construction commences.

40% Payment: Payable on completion.

How long will it take from initial site visit to enjoying our new space?

To ensure the minimum disruption to you, the initial build takes place in our workshop. The onsite installation depends on the complexity of your build. Once you have paid your deposit, we allocate you a build slot in our work schedule and provide you with an estimated time frame and installation date. A typical Garden Room build takes between 5-7 weeks.

Can I buy a bespoke timber kit and build the structure myself?

We are conscious that everybody has different budgets. If you are a confident self builder we are happy to provide the kit for you to undertake your own installation.

How will the timber frame be delivered to my garden?

We deliver your garden room in our truck. We require 1-metre-wide access to the rear of your property.

I intend to have expensive equipment in my Garden Room. Will is be secure?

It is as secure as your house. All our doors conform to PAS23 and PAS24 standards.

Can you advise on the internal decoration of our Garden Room?

The interior of your Garden Room is finished by our decoration team. Our standard finish is white to the walls and ceiling which gives a bright fresh feel to your Garden Room, colour can be added with artwork or a feature wall.

Will my Garden Room require a lot of maintenance?

All timber is felled from sustainable FSC accredited forests. Looked after correctly, this durable timber has an expected service life of 40 – 60 years. We recommend an annual inspection and clean down. The timber cladding does not need treating however it can be oiled to preserve its natural colour, alternatively it can be left to silver with age. We can also scorch your larch cladding or it can be painted, we supply samples of these finishes.

If I move house, can I take my Garden Room with me?

If you specify that you need your Garden Room to be demountable from the outset, we can design you Garden Room to move with you. Our Garden Rooms add value to your property and are a great selling point so you may want to leave in place.
